The K-One difference

Design Thinking Meets Construction Expertise

Renovating an existing home is more than choosing finishes. Hidden structural conditions, utilities, circulation, existing elevations and permitting requirements all affect the final design.

K-One coordinates architectural design, structural engineering, permitting and construction planning so the people designing the space remain connected to the people building it.

Common questions

Planning a Whole-Home Remodel in Northern Virginia?

How much does a whole-home renovation cost?

The investment depends on square footage, structural modifications, kitchen and bath scope, plumbing and electrical changes, systems and finishes. A project-specific evaluation provides a more useful starting point than a generic per-square-foot figure.

Can we change the layout or remove walls?

Often, yes, but feasibility depends on load paths, framing, foundations and building systems. Changes to load-bearing walls may require engineered beams and supporting structural work.

Do renovations require permits in McLean or Arlington?

Permit requirements depend on the scope. Structural work and many changes to electrical, plumbing or mechanical systems generally require appropriate permits and inspections. We evaluate the applicable requirements as part of planning.

Can we live in the home during construction?

Sometimes, depending on the rooms involved, dust containment, utility disruptions and construction phases. Extensive renovations may make temporary relocation more practical.

Should we renovate or rebuild?

That depends on the existing structure, property constraints, desired layout and total investment. We can help compare the scope and feasibility of each option before design advances.
